Before you buy a property, get a roof certification to help you understand the condition of the roof
Are you looking to buy or sell a property? In order to understand the value of the property, you need to understand the condition of important parts of the building, such as the roof. Roof certification from a licensed roofing contractor such as Guardian Roofs can help.
The Roof Certification Process
The first step in the roof certification process is to conduct a detailed inspection of the roof to assess its current condition and identify any possible problems. Our experienced roofers know exactly what to look for when performing these kinds of inspections. We will pay careful attention to:
- Possible movement
- Condition of roofing materials
- Number of layers of materials
- Ridges, caps and drip edges
- Soundness of drains, downspouts, and gutters
- Flashing around roof pipes, chimneys, vents, valleys and mounting of HVAC units
- Condition and quality of past repairs (if disclosed)
If the roof is in good condition, we will issue a roof certification containing our professional estimate of its remaining service life and our promise that the roof will not leak or develop other problems for 1 to 5 years. Damage from natural disasters and severe weather are not included in the certification.
If the roof has problems, repairs must be completed before we can issue the roof certification. Our roofers will be happy to provide you with a fair estimate for the necessary work. Of course, you are always welcome to get a second opinion for your own peace of mind.
